Mountain Area Condos Are Selling More and Sitting Longer. The Stats Are Only Showing Half the Market.

In September 2026, the typical Routt County townhouse or condo that sold had been on the market for 113 days. A year earlier the figure was 63. The seller received 95.8% of list price, down from 97.4% in September 2025. Over the same months, a few hundred yards up from the base of Mt. Werner, buyers signed contracts on more than a quarter of the residences in a building that won't open until 2030. One of those contracts, for a $19 million home, was the most expensive contract signed anywhere in Steamboat in 2026.

Only the first fact shows up in the market report a buyer is likely to read, and that report covers the whole county. Anyone pricing an offer on a slopeside condo this November is working from closed-sale statistics that leave contracts on new base-area buildings out of view.

What the September Numbers Say at the Negotiating Table

The Colorado Association of REALTORS® September 2026 report for Routt County covers the whole county, so it is wider than the Mountain Area alone. Still, attached homes are where most base-area inventory sits, and single-family homes and condos moved in opposite directions this year.

September 2026 vs. September 2025, Routt County Townhouse/Condo Single-Family
Percent of list price received 95.8%, down from 97.4% 98.8%, up from 95.5%
Days on market until sale 113, up from 63 76, up from 69
Inventory 264, up from 241 183, down from 188
Median sales price $869,000, down from $950,000 $1,500,000, unchanged

Single-family sellers closed closer to their asking prices than a year ago. Condo sellers closed further from theirs and waited much longer to get there. The report itself cautions that one month "can sometimes look extreme due to small sample size," and September had only 39 attached-home closings countywide. The year-to-date figures point the same way, though. Through September 2026, Routt County condos took 86 days to sell, up from 56 over the same period in 2025. Sellers received 96.4% of list on average, down from 97.3%.

The CAR narrative for the Steamboat Springs area summed up the city's multi-family market in one line: "Volume is healthy and prices are stable, but units are sitting much longer." That narrative gives 113 days on market for the year, where the county table shows 113 for September and 86 year to date. The two also use different geographic scopes, so each figure should be read on its own terms rather than combined.

A buyer can take a practical point from either version. A condo that has been listed for a few months is now an ordinary sight, and the price gap at closing has widened. Steamboat Springs-area REALTOR® Marci Valicenti told the Colorado Association of REALTORS® that buyers may find "possibly more room to negotiate, especially on properties that have days on market that exceed the average."

Contracts Signed, Closings Not Yet Counted

The Stockman is a nine-story, $550 million project at the base of Mt. Werner by Chicago-based Marquee Development. It broke ground on Aug. 27, 2026, with plans for 95 ski-in, ski-out private residences and a 59-room Auberge Collection hotel. It sits between the T-Bar and Slopeside Grill, where the Wrangler surface lift runs today. The Steamboat Pilot reported in September that more than 25% of the residences were under contract after sales launched this summer. Four of the rooftop Barn residences were among them, and the project secured $482.5 million in financing from GoldenTree. Opening is slated for 2030.

Those contracts aren't counted as sales in the September statistics, which report sold listings, and a signed contract is not a closing. CAR's methodology note adds that its metrics "do not include 'For Sale by Owner' transactions or all new construction." Some new-construction sales may never show up in these reports at all.

So one of the most visible signs of Mountain Area demand in 2026, buyers committing early to a building years from opening, barely registers in the figures most people check. The 113-day number describes condos that closed through the MLS in September. The new projects are competing for a different buyer.

Where the Extra Sales Likely Came From

Countywide condo sales rose from 265 to 299 through September, an increase of 34 units. The average price climbed 18.9% to $1,232,874, while the median rose only 2.4% to $860,000. When the average jumps that much faster than the median, a cluster of high-priced sales is usually lifting the top of the range.

The Amble is a likely contributor. A sponsored real estate feature in the Steamboat Pilot in July described it as the first new ski-mountain condominium development to close in 16 years, with 27 condos closed in the spring at an average of about $1,900 per square foot. Steamboat Magazine's May 2026 project roundup listed Amble prices from $1.8 million to $9.2 million. If those closings went through the MLS, 27 units in that price range would account for much of the year's added volume and much of the rise in the average. Public data doesn't show that link directly. Even so, it matters for anyone reading the year-to-date numbers as a sign that resale demand grew. The growth may have come largely from one completed building.

Two Price Ladders on One Mountain

Once presales and resales are separated, the Mountain Area has two price structures. That same sponsored feature put achieved Amble pricing at roughly $1,900 per square foot and projected that projects breaking ground now would come to market at about $2,500 per square foot. The second figure is a broker's forecast rather than a recorded sale. The highest condo closing in September was a new-construction, walk-to-ski unit at $5 million, or $2,173 per square foot.

The pipeline behind those numbers runs for years. Status as reported in Steamboat Magazine's May 2026 roundup and later Pilot coverage:

  • ROAN, near the Wildhorse Gondola: 21 townhomes, first phase expected in late 2026, reported at $3.6 million to $4.5 million
  • The Astrid, off Ski Trail Lane: 64 luxury condos, first phase expected in 2027, from $7.5 million
  • Wildair, 1830 Ski Time Square Drive: 20 residences, delivery anticipated in late 2028
  • The Stockman, at the base of Mt. Werner: 95 residences, slated to open in 2030
  • 1700 Ski Time Square: the developer reports all nine residences in its first Ski Time Square building sold, with a Burgess Creek building planned next

A buyer looking at an older resale condo in Ski Time Square or along Mount Werner Circle is shopping in the market that has slowed. A buyer signing a presale is paying for a 2027-to-2030 delivery at prices set for a newer product. Both are reasonable choices. They just call for different kinds of comparisons. On the resale side, days on market and percent of list are real leverage. On the presale side, the useful comparisons are achieved per-square-foot prices at completed buildings and the delivery timeline itself.

The Rental Exemption Splits Existing Condos Again

Short-term rental status divides existing condos further. As of July 7, 2026, the city reported 553 units exempt from STR licensing at The Steamboat Grand, One Steamboat Place and Sheraton Steamboat Resort Villas. That exemption applies to developments in the green Overlay Zone A whose management keeps a staffed desk and response team around the clock. In the yellow Zone B, the same City Council packet lists a cap of 82 licenses with 136 active, because licenses tied to prior permits and registered legal nonconforming uses exceed the cap.

Two resale condos at similar asking prices can therefore have very different rental futures. A countywide median can't show that, and a long time on market can mean different things depending on which side of the rule a unit falls. This is general information and not legal, tax or financial advice. Confirm a specific unit's rental status with the City of Steamboat Springs and the right professional before relying on it.

Reading a Resale Listing This Season

For a buyer weighing a Mountain Area condo now, these steps follow from the data above:

  1. Compare a listing's days on market to the current figures. Through September 2026 that means 86 days for the county year to date and 113 for September. A unit well past those marks is where the negotiating room Valicenti described is most likely to be.
  2. Use percent of list price received as your opening reference. In September 2026, Routt County condo sellers received 95.8% on average. The report notes that this figure doesn't account for seller concessions.
  3. Don't compare a resale's price per square foot directly to presale projections. Achieved new-construction pricing at The Amble averaged about $1,900 per square foot, and the $2,500 figure for upcoming projects is a forecast.
  4. Confirm the unit's STR status before comparing rental assumptions. Zone, license and exemption status vary from building to building.

A Few Direct Questions

Are Mountain Area condo prices falling? Not according to the year-to-date figures. The Routt County condo median through September 2026 was $860,000, up 2.4% from a year earlier. The bigger changes were in how long condos took to sell and how far below list they closed.

Do Stockman presales count in this year's sales totals? Contracts aren't closings, and the residences are slated to open in 2030. CAR also says its metrics don't include all new construction.

Is this data specific to the Mountain Area? No. The detailed table covers all of Routt County, and the CAR narrative covers the Steamboat Springs area. Neither breaks out the base area separately.
